Dick’s Sporting Goods to Occupy New Building at Rosedale

An 80,000-square-foot Dick’s Sporting Goods store is slated to open in Rosedale Center in late 2024.

According to JLL, Rosedale’s manager, the new Dick’s Sporting Goods will be housed in a building currently under construction on the former Herberger site.

JLL announced the news Tuesday after years of exploring options to replace Herberger’s, which closed in 2018 after the Bon-Ton Stores owner filed for bankruptcy.

Dick’s Sporting Goods currently operates a store across from the Rosedale Center. It is located at 1645 County Road B2 W. in the Crossroads Mall.

What is happening at the Rosedale Center in Roseville bears similarities to what happened at the Ridgedale Center in Minnetonka last year. Dick’s Sporting Goods opened a 115,000 square foot sports house in Ridgedale. The new Superstore features a 35-foot climbing wall and a huge selection of sporting goods, gear and apparel. Meanwhile, Dick’s Sporting Goods closed a high-performing, smaller store that was just one freeway exit east of the new Ridgedale store, which offers an experiential approach to consumers.

Poag Development Group is JLL’s retail development partner and oversees the construction management of the Dick’s Sporting Goods project.

“We are focused on developing the next generation of retail space, and Dick’s Sporting Goods’ upcoming store will be a welcome addition to an already strong lineup of local and national retailers at Rosedale Center,” said Gar Herring, senior vice president of development at of Poag Development Group, in a written statement.

“We are committed to enhancing the guest experience at Rosedale Center, and this is an exciting new anchor tenant to complement our current offering of department stores,” said Lisa Crain, JLL vice president of retail and Rosedale general manager, in a Tuesday news release. “We continue to invest in the property and position it as one of the premier shopping centers in the area, attracting shoppers from the Twin Cities and western Wisconsin. The development of our outparcels has expanded our retail footprint outside of the city center, giving shoppers more retail options.”

JLL’s announcement on Tuesday included recent tenant additions. Aspen Dental, PNC Bank, Caribou Coffee and Raising Cane’s Restaurant operate stores in new buildings constructed along Fairview Avenue North. These stores are relatively close to the Macy’s anchor store.

Even more recent additions are Shake Shack and Panera Bread, located on County Road B2 and near the AMC Rosedale Theaters.

Before the pandemic, Kowalski’s Markets planned to open a grocery store on the Herberger site. In February 2020, CEO Kris Kowalski Christiansen said TCB that a Kowalski store would occupy approximately 30,000 square feet and open in early 2022.

Kowalski’s was expected to be included in a $200 million Rosedale expansion development. JLL had announced plans to add apartments, a hotel, grocery store, fitness center, new restaurants, coworking space, a medical office building and more retail space.

But the arrival of Covid-19 in early 2020 dashed those plans and consumers quickly switched to online shopping. Now, Rosedale and other malls are redefining their store mix and in-store consumer experiences.
