Pembrokeshire premiere for local playwright’s latest murder mystery comedy – The Pembrokeshire Herald

A DEVELOPER involved in a large housing development in Haverfordwest employing over 700 people has divested its site so it can focus on a development in Nottingham.

Conygar has been involved in the development of Slade Lane since plans for 729 houses and a business park were approved in 2014.

Reserved matters for the first phase of 115 homes were approved in 2019.

Partial payments of a transport contribution, a sewage works contribution and a footpath works contribution of around £2million were paid to the council along with other contributions relating to the occupancy of the 200th flat.

Back in 2021, the Local Democracy Reporting Service reported that affordable housing would not need to be included in the first phase of the major development after developer Conygar successfully petitioned County Council to amend the Section 106 agreements previously made during the planning process.

The departures include the removal of the affordable housing element of the first phase of development at Slade Lane – around 29 houses – because it was deemed ‘not commercially viable’ to include the cheaper apartments.

At the 2021 meeting, Conygar said well-known community housing group Pobl is in final negotiations to purchase the entire property if changes are approved, with a high likelihood of creating a mix of apartments.

On Monday, March 20th, Conygar issued a statement.

“Conygar Investment Company PLC, the property investment and development group, announces that on 17th March it exchanged unconditional agreements to sell its development site in Haverfordwest, Pembrokeshire to The Welsh Ministers and POBL Homes and Communities Limited for aggregates gross proceeds of £9.65 million.

“The development site has a master permit for 729 residential units and 90,000 square feet of implemented A1 retail.

“The sale is expected to close on March 24th at net proceeds after sales costs of £9.55m, resulting in an above book gain of £0.2m.

“The net proceeds are to be used primarily for the further advancement of the Group’s mixed-use development at The Island Quarter, Nottingham (‘TIQ’).”

Freddie Jones, Director of Conygar, said: “We are pleased to have agreed to sell Haverfordwest as part of our plan to focus our resources on those areas where we expect the greatest returns for our shareholders.”
